The maintenance and operating costs of real estate units have risen rapidly during past years. This has different effect on the rental income of the shopping center owner when using different lease structures. In Finland, a structure with net rent plus separate maintenance fee has grown popular. The level of maintenance fee differs in different centers using this same structure. The reasons for this have not been investigated in previous research.
