The study was set out to create a new lease agreement model for supporting the owner and the tenant to operate and occupy an office building facilities in a more environmentally efficient way. During the study process it became clear, that normal office leases lack incentives for both parties to act according to sustainable principles. They might even hinder energy or water saving efforts trough strict lease clauses. The study was conducted first by researching international literature discussing green leasing issues, and then as a single-case case study regarding the leasing process of an office building in pre-planning phases in the Helsinki Metropolitan Area.
