This research aims to analyze factors that influence of type 36 house demand in Surakarta City, Central Java Province in 2005 until 2011. It used secondary data collected from 35 units of sample obsevation. The variables were 36-type housing priece, distance to CBD, district density and GDP percapita. The instruments of analysis were data pane regression using OLS approach and fixed effect. The Chow test and Haussman test results show that fixed effect method gives the best result of regression among the two approaches done. The variabel of house price has a negative and significant correlation with the demand housing in Surakarta City with a growth level of -9,160 unit.
