Mapeo de Actores del Turismo Residencial en Quito-Ecuador, Ciudad Patrimonio de la Humanidad

In the city of Quito, a world heritage site, there are recent investigations that have evidenced the existence of international residential tourists. However, there are no analysis studies of actors associated with residential tourism as an emerging trend. Being the main axis of this research to carry out an approach to the analysis of social actors considering the government sector, business, local community, immigrant associations and residential tourists. For this, qualitative and quantitative studies were carried out that included the analysis of interested parties (API) based on matrices of functionality and interactions, the application of interviews to experts from different sectors and the application of surveys to the Quiteña community to evaluate their opinions, behavior, functions and interactions in residential tourism. The results indicate that government and real estate actors have a favorable-passive opinion and behavior, while in the local community it is moderately favorable-passive, determining the occurrence of neutral actors such as the case of foreign immigrant organizations. Additionally, the space partner reflects a non-relational structure and tacit agreements between social actors, with the favorable-active participation of the real estate-residential tourist binomial. In conclusion, at present the city of Quito has a weak and incipient socio-space in relation to residential tourism as an emerging tourist typology, despite its antiquity as a heritage city, a cultural city and an international destination.En la ciudad de Quito, patrimonio de la humanidad, existen investigaciones recientes que han evidenciado la existencia del turista residencial internacional. Sin embargo, no existen estudios de análisis de actores asociados al turismo residencial como tendencia emergente. Siendo el eje principal de esta investigación realizar una aproximación al análisis de actores sociales considerando al sector gubernamental, empresarial, comunidad local, asociaciones de inmigrantes y turista residencial. Para ello, se realizaron estudios cualitativos y cuantitativos que incluyeron el análisis de partes interesadas (API) con base en matrices de funcionalidad e interacciones, la aplicación de entrevistas a expertos de diferentes sectores y la aplicación de encuestas a la comunidad Quiteña para evaluar sus opiniones, comportamiento, funciones e interacciones ante el turismo residencial. Los resultados indican que los actores gubernamentales e inmobiliarios tienen una opinión y comportamiento favorable-pasivo, mientras que en la comunidad local es moderadamente favorable-pasiva, determinando la ocurrencia de actores neutrales como el caso de las organizaciones de inmigrantes extranjeros. Adicionalmente, el socio espacio refleja una estructura no relacional y acuerdos tácitos entre actores sociales, con la participación favorable-activa del binomio inmobiliarias-turista residencial. En conclusión, en la actualidad, la ciudad de Quito tiene un socio-espacio débil e incipiente con relación al turismo residencial como tipología turística emergente, a pesar de su antigüedad como ciudad patrimonial, ciudad cultural y destino internacional
