Tecnologia BIM 5D : noves tècniques per a un nou model arquitectònic

There is ample evidence to show that in the architecture, engineering and construction (AEC) sector, implementation is underway of the Building Information Modelling (BIM) methodology, which is changing the way architectural projects are designed and managed in all their phases. This research focuses on the quantity surveying practice, carried out in our territory using the newly available digital tools through a descriptive case study methodology. This research aims to extract the key points and difficulties in the process of obtaining quantity take-offs and cost estimates for projects, valuing the time invested and the quality of the data managed in that time, and also to ascertain what skills and knowledge the quantity surveyor requires for this new BIM methodology. The four case studies were selected using the following criteria: the companies were project management firms, the professionals were the team leaders in project cost management and BIM experts in the company, the projects were new-construction projects and the companies design architectural projects using Autodesk Revit software. The cost management was then undertaken with potentially different software. This research used the following data analysis criteria: the quality of the data from the 3D model, the cost estimation and the quantity take-off, the speed with which each action is performed, the strenghts and weakness detected for each action and the skills and knowledge the quantity surveyor required for each action. The information gathered from the different sources (questionnaires, interviews and document revision) was coded for its subsequent qualitative analysis. The results of the coding of each case study was reviewed with the project team expert of each company to verify the results obtained and validate the study. The research confirms a strong correlation between the success of applying the latest cost analysis software in construction projects and the available data and each organization’s human resources. Having a good database, understood as the precise definition and systematic coding and classification of construction elements, when modelling the architectural projects, and this 3D model containing the information needed for the quantity surveying practice (measurement and cost), will lead to a better-quality result and, as a consequence, an increase in the satisfaction of the user of BIM digital tools. In each case study, the database and 5D tool was different, and various degrees of 5D BIM implementation can be observed: from the lowest, which can be seen in the micro business, where the database is still in process of being compiled and the user lacks experience, to the highest, the medium-sized project management company with its own management tool and database, something that helps them to reach high levels of quality regarding results and satisfaction. In terms of human resources, this research demonstrates the need to include a new role for the quantity surveyor in project management or a new interdisciplinary profile that has equal knowledge across construction, modelling and the use of 3D and 5D software, making a project’s different cost management processes more efficient and enabling better quality results to be obtained. It is, therefore, important to strengthen this aspect through the promotion of combined training in both aspects. The skills this new quantity surveyor profile requires, according to this study, are those related with data management and communication. The results and the conclusions of the four case study analysis lead to design a BIM implementation method to improve the efficience of the process and the data quality. In the future, stress should be placed on the importance of standardizing construction elements to facilitate data management in the AP and also the sector’s industrialization, which facilitates the use of BIM.Hi ha nombroses evidències que demostren que en el sector de l'arquitectura, l'enginyeria i la construcció (AEC) s'està implantant la metodologia Building Information Modeling (BIM), que està canviant la manera de dissenyar i gestionar els projectes arquitectònics en totes les seves fases. Aquesta investigació es centra en la pràctica de la gestió econòmica dels projectes arquitectònics al nostre territori mitjançant les noves eines digitals i ho fa amb l’aplicació del mètode de l’estudi de cas. L’objectiu de la recerca és rellevar els punts clau i les dificultats en el procés d'obtenció d'amidaments i estimacions de costos dels projectes, valorant el temps invertit i la qualitat de les dades gestionades, i identificar les habilitats i coneixements requerits pel gestor de costos. Els quatre estudis de cas escollits per al seu anàlisis compleixen els criteris de selecció establerts a la investigació: les empreses són projectistes, els professionals participants són líders de l’equip de gestió de costos del projecte i experts BIM a l'empresa, els projectes són d’edificació i d’obra nova i el software utilitzat per al seu modelat és l’Autodesk Revit. Per a la gestió de costos es deixa lliure el programari a utilitzar, a fi de tenir diversitat de resultats. La informació recollida de les diferents fonts (qüestionaris, entrevistes i revisió documental) es codifica per a la seva posterior anàlisi qualitativa i els resultats de la codificació de cada cas pràctic es revisen amb l'expert de cada empresa per comprovar els resultats obtinguts i validar l'estudi. La investigació confirma una forta correlació entre l'èxit d'aplicar el programari d'anàlisi de costos en els projectes de construcció i les bases de dades disponibles, la tipologia d’empresa i els recursos humans que disposa. Establir una bona base de dades, entesa com la definició precisa i la codificació i classificació sistemàtica dels elements constructius a l'hora de modelar els projectes arquitectònics, i que el model 3D contingui la informació necessària per a la pràctica del gestor de costos (amidament i cost), permetran una millora de la qualitat del resultat i, com a conseqüència, un augment de la satisfacció de l'usuari de les eines digitals BIM. En cada cas d'estudi, la base de dades i el software de gestió van ser diferents, i es poden observar diversos graus d'implementació del BIM 5D: des del més baix, que es pot veure en el cas de la microempresa, on la base de dades encara està en procés de compilació i a l'usuari li falta experiència, fins al grau màxim, en el cas de la empresa que disposa d’una eina de gestió i d’una base de dades pròpies, cosa que els facilita assolir alts nivells de qualitat en els resultats. La tipologia d’empresa és un altre factor determinant, essent el cas de més èxit el de l’empresa promotora constructora i projectista, perquè inclou a tots els agents participants en el procés constructiu i això facilita molt la implementació de BIM 5D. La investigació demostra la necessitat d'incloure un nou rol del gestor de costos en les fases inicials de disseny del projecte o, en el seu defecte, un nou perfil interdisciplinari que tingui els mateix nivell de coneixements en construcció que en modelatge, per obtenir una millora en la eficiència del procés i en la qualitat de les dades resultants. Per això esdevé important promoure la formació combinada en ambdues vessants. En relació a les habilitats que requereix aquest nou perfil, segons aquest estudi, les més destacables a potenciar són les relacionades amb la gestió de les dades i les comunicatives. Amb els resultats i les conclusions de l’anàlisi dels quatre estudis de cas, aquesta tesi proposa una tècnica d’implementació de BIM que millora l’eficiència dels processos i la qualitat dels resultats.
