Analysis of the mortgage market and estate market in the Czech Republic

The diploma thesis deals with the analysis of the mortgage and estate market in the Czech Republic. First, a detailed analysis of the real estate market is carried out, where a substantial part of the work is devoted mainly to the price of apartments, because the apartment building has the largest representation at households in the Czech Republic. At the same time, the costs of housing, the causes of the price increase of real estate or the deteriorating affordability of its own housing are compared to the metropolises of neighboring states, where Prague is found to be the worst of the metropolis compared. Subsequently, the work moves to the analysis of the hypothesis market, which includes the development of total household debt, the number and volume of newly provided mortgage loans, the development of average interest rate, credit indicators' limits, or a summary of the changes that occurred in connection with epidemic covid-19. Furthermore, the influence of selected macroeconomic factors on the mortgage and real estate market is examined. At the same time, part of the work is devoted to the issue of taxation. Finally, it is carried out through the comparison method of comparison of their own housing and housing in the lease, where are their advantages and disadvantages, including the calculation.Diplomová práce se zabývá analýzou hypotečního a nemovitostního trhu ČR. Nejprve je provedena podrobná analýza trhu nemovitostního, kde je podstatná část práce věnována zejména cenám bytů, jelikož právě bytový dům má u domácností v ČR největší zastoupení. Zároveň jsou zkoumány náklady na bydlení, příčiny zdražování nemovitostí nebo zhoršující se finanční dostupnost vlastního bydlení, která je srovnána s metropolemi sousedních států, kde je zjištěno, že Praha je na tom nejhůře z porovnávaných metropolí. Následně se práce přesouvá k analýze hypotečního trhu, která zahrnuje vývoj celkového zadlužení domácností, počet a objem nově poskytnutých hypotečních úvěrů, vývoj průměrné úrokové sazby, problematiku limitů úvěrových ukazatelů nebo shrnutí změn, ke kterým došlo v souvislosti s epidemií covid-19. Dále je zkoumán vliv vybraných makroekonomických faktorů na hypoteční a nemovitostní trh. Zároveň je část práce věnována problematice zdanění. Nakonec je provedeno prostřednictvím metody komparace srovnání vlastního bydlení a bydlení v nájmu, kde jsou uvedeny jejich výhody a nevýhody včetně samotné kalkulace
