The diploma thesis deals with the analysis of the mortgage and estate market in the Czech Republic. First, a detailed analysis of the real estate market is carried out, where a substantial part of the work is devoted mainly to the price of apartments, because the apartment building has the largest representation at households in the Czech Republic. At the same time, the costs of housing, the causes of the price increase of real estate or the deteriorating affordability of its own housing are compared to the metropolises of neighboring states, where Prague is found to be the worst of the metropolis compared.
