The impact of interest rates on housing prices in the Czech Republic and Germany

The bachelor thesis deals with the influence of interest rates on housing prices in the Czech Republic and Germany. The aim of this work is to evaluate this effect and support it by analyzing the correlation of set demand determinants. The first chapter theoretically defines the housing market, market actors together with supply and demand determinants affecting housing prices. Furthermore, this chapter describes the development of the House Price Index of the Czech and German markets and characterizes their current form and historical development. The second chapter deals with interest rates and mortgage interest rates in the Czech Republic and Germany. The last chapter analyzes the impact of interest rates on the HPI, which is further supported by analysis of the control determinants’ data: GDP, unemployment rate and the development of natural and migratory change in the population.Bakalářská práce se zabývá vlivem úrokové míry na ceny nemovitostí v České republice a Německu. Cílem práce je vyhodnocení tohoto vlivu a jeho podpoření analýzou korelace stanovených kontrolních poptávkových determinantů. V první kapitole je teoreticky vymezený trh s bydlením, tržní subjekty spolu s nabídkovými a poptávkovými determinanty ovlivňující ceny nemovitostí. Dále je v této kapitole popsán vývoj cenového indexu nemovitostí českého a německého trhu a je charakterizována jejich současná podoba a historický vývoj. Druhá kapitola se zabývá úrokovou mírou a hypotečními úrokovými sazbami ČR a Německa. V poslední kapitole je analyzován vliv úrokových sazeb na cenový index nemovitostí HPI, který je podpořen analýzou dat kontrolních determinantů HDP, míry nezaměstnanosti a vývoje přirozené a migrační změny obyvatelstva
