Real exchange rate of CZK and real estate praces in Czech Republic

This bachelor thesis investigates the influence of the real exchange rate on real estate prices in the Czech Republic. The first part of the thesis summarizes the previous knowledge about the subject. Further, a description of various determinants of the real estate market is included in the thesis. The VAR model is based on existing knowledge on the development of real estate prices. This model, using quarterly data for 2008Q1-2017Q2, aims to estimate the impact of the exchange rate on property prices. The resulting model estimate is analyzed by the response functions. The results obtained indicate that the impact of the real exchange rate on property prices has a positive and statistically significant impact on prices. Another conclusion of this thesis is the positive influence of the introduction of monetary interventions on real estate prices in the Czech Republic.Tato bakalářská práce se zabývá analýzou vlivu reálného měnového kurzu na ceny nemovitostí v České republice. První část práce shrnuje dosavadní poznatky o zkoumaném tématu. Dále je součástí práce popis různých determinantů trhu nemovitostí. Na základě dosavadních poznatků ohledně vývoje cen nemovitostí je sestaven VAR model. Tento model s využitím kvartálních dat pro období 2008Q1-2017Q2 má za cíl odhadnout vliv měnového kurzu na ceny nemovitostí. Výsledný odhad modelu je analyzován pomocí funkcí odezvy. Dosažené výsledky naznačují, že vliv reálného měnového kurz na ceny nemovitostí mají na ceny pozitivní a statisticky významný vliv. Dalším závěrem této práce je zjištění pozitivního vlivu zavedení měnových intervencí na ceny nemovitostí v České republice
