Analysis of the Determinants of the Formation of Flat Prices

This diploma thesis describes the determinants of bid prices for apartments in 17 district towns of the Czech Republic based on 1222 observations from February and March 2018. To achieve the resulting coefficients, multiple regression based on a metod of hedonic price was used. A total of 18 determinants have been included in the final model, which appear to be variable in the model. The most influential determinants were: the size of the apartment, the city in which the apartment is located, the distance from the center, the type of property and the condition of the flat.V této diplomové práci jsou popsány determinanty nabídkové ceny bytů v 17 okresních městech České republiky na základě 1222 pozorování z února a března roku 2018. K dosažení výsledných koeficientů byla použita vícenásobná regrese, a to na základě metody hedonické ceny. Do výsledného modelu bylo zařazeno celkem 18 determinantů, které v modelu vystupují jako proměnné. Jako nejvíce vlivné determinanty byly prokázány: velikost plochy bytu, město, ve kterém se byt nachází, vzdálenost od centra, druh vlastnictví a stav bytu
