Emergency benchmarking in office buildings as a diagnostic tool for investment appraisal in a large portfolio

This thesis describes the process of creating an 'Energy Efficiency & Investment Tool' property company called Telereal Trillium. Telereal Trillium own and manage large estates of commercial buildings. The MS Access-based tool is designed to identify the least eficie,nt building in the estate of the Department for Work and Pensions, which consists of over 1,100 sites across th UK. It enables the company to implement a more sophisticated energy strategy i the estate targeting the least efficient buildings as opposed to those that simply use the most energy. It doe this by creating accurate tailored benchmarks for each site in the estate that indicate h,ow muc energy that particular site should be expected to use. The thesis investigates relevant industry benchmarks for this purpose, and describes tth,e proces required to tailor them effectively to individual sites. It then describes in more depth h
