Deauville (1859-1875), une histoire d’entreprise

International audienceDeauville (1859-1875), history of an enterpriseIn 1859-1860, Doctor Olliffe and Armand Donon (the Duke of Morny’s doctor and banker, respectively), being well informed about the local context, acquired 200 hectares of undeveloped marshland bordering Trouville, Normandy. Their objective was to build a new town organised around three landmarks bearing the Morny coat of arms: the casino on the seafront, the hippodrome serving the Pays d’Auge region, and the harbour basin near the railway station, with a railway line to Paris. The luxury villas built on the Terrasse and their distinguished owners helped create the brand image of an elegant resort town, a “Baden on the seaside, a French Brighton”. The developers waited until this image was acknowledged and publicised by the press before founding property companies and a local bank in 1863-1864. But the operations were thwarted by Morny’s death in 1865, the Franco-Prussian War and fall of the Second Empire in 1870, and shore erosion in 1874-1875. The town was left unfinished. Paradoxically, the speculation turned into a fiasco, but the town planning, the railway link to Paris, the construction of a hippodrome and the luxurious villas became decisive factors for the long-term future of the resort town.Bien informés du contexte local, le docteur Olliffe et Armand Donon, respectivement médecin et banquier du duc de Morny, acquièrent en 1859-1860 200 ha de marais en déshérence face à Trouville. L’objectif est de construire une ville nouvelle articulée autour de trois pôles qui portent le sceau de Morny : le casino en bord de mer, l’hippodrome au débouché du pays d’Auge et un bassin à flot proche de la gare, reliée à Paris. Les villas luxueuses construites sur la Terrasse et la qualité de leurs propriétaires contribuent à la création d’une image de marque, celle d’une villégiature élégante, un « Bade marin, un Brighton français ». Les promoteurs attendent que cette image soit reconnue et diffusée par la presse pour créer en 1863-1864 des sociétés immobilières et une banque locale. Mais l’exploitation est contrariée par la mort de Morny en 1865, la guerre et la chute de l’Empire en 1870 , le recul du rivage en 1874-1875. La ville reste inachevée. Paradoxalement, la spéculation tourne au fiasco, mais le plan d’urbanisme, la liaison ferroviaire avec Paris, la construction d’un hippodrome et le standing des villas sont des éléments déterminants sur le long terme pour l’avenir de la station
