Bu konuda yapılan akademik araştırmalar incelenmiş, bu araştırmalar doğrultusunda önemli etkenler belirlenmiştir. Araştırmada özellikle merkezi alanların, ulaşım ağı ve raylı sistemlerin, yapılaşmış çevrenin, ticaret, hizmet ve sanayi alanlarının çevrelerindeki araziler üzerindeki ekonomik etkilerinin belirlenmesi hedeflenmiştir. Bu hedef doğrultusunda oluşturulan çoklu regresyon modelinin sonuçları yorumlanmıştır. Kentsel arazi değer modellerinin İstanbul gibi karmaşık mekansal yapıya sahip kentler için önemi belirtilmiştir.This paper investigates the factors which effected tax based land prices in İstanbul. Regression analysis is used for investigation. According to the results of the analysis, the most important factors are: building coverage ratio, distance to the station, floor area ratio, distance to the sea shore, distance to the CBD, net population density, distance to the sub-centre, distance to the industry and distance to the hospitals. The result of the study can be useful for the real estate investors, urban planners, tax assessors and policy makers. Using land valuation model in complex cities like İstanbul is very importance to make decision about future of city.Yüksek LisansM.Sc
