Information management using BIM in Renovation, Remodeling and Extension projects : A mapping study of how information in As-built documents from facility management is transferred and can be implemented in project planning in BIM

The construction industry is in constant development and is currently in a transition period from traditional planning carried out in 2D format to a predominantly digitalizedplanning in 3D. Previous research shows that this leads to varying ways of saving and managing building information. This, in turn, creates difficulties in communication between various construction actors as transfer between different information formats runs the risk for information losses. A critical part in renovation, remodeling and extension projects is the handover of As-built documents to various phases, where information losses can occur. The purpose of the study was to examine the communication around project information, from the production of existing As-builtdocuments to how they are used during planning in reconstruction projects. The goal was therefore to investigate how losses in the information flow can be minimized. The study has been carried out qualitatively using three methods; document study, interview and case study. The study included a total of seven interviews. Four interviews were made with facility managers from different companies, as well as three project planners with knowledge and experience in renovation, remodeling, and extension projects. Perceptions and experiences were collected about the management of building information and communication between facility managers and designer with the help of interviews. This is presented in the form of diagrams and quotes that map out the respondents' perceptions. The result shows a varied way of working with As-builtdocuments in renovation, remodeling, and extension projects. The formats of the documents vary between PDFs, 2D CAD and 3D models. All facility managers see a future in working with digital 3D models, however, these have reached different stages in their development towards that. Analysis of the results shows that facility managers can be categorized into three different digitalization levels based on their way of working. Three out of four managers express that there are information and communication gaps in renovation, remodeling, and extension projects, which the reason for varies between them. The answers indicate that the problems are projectdependent and that the reason for this can be based on different aspects, but it is mostly due to information losses and that the information is incorrect. In the interviews, the most critical actor, according to the administrators, was identified as heating, ventilation, and air condition (HVAC). Supplementary interviews were conducted to gain their perspectives. Based on the interview responses, a case study was carried out to investigate how information management can be optimized. It was done using visual programming in collaboration with the company Zynka BIM. The result showed that BIM planning, in accordance with the case study, could be carried out with the working methods of all investigated managers. En kritisk del i renoverings-, ombyggnads- och tillbyggnadsprojekt (ROT-projekt) är överlämning av relationshandlingar till olika faser, eftersom informationsförluster kan uppstå. Syftet med studien var att undersöka kommunikationen kring projektinformation. Undersökningen sträckte sig från framtagning av befintliga relationshandlingar till hur de hanteras under en ROT-projektering. Målet var därmed att utreda hur man kan minimera förluster av projektinformation i kommunikationsflödet. Studien utfördes i kvalitativ karaktär med hjälp av tre metoder; dokumentstudie, intervju och fallstudie. Studien innefattade totalt sju intervjuer. Fyra intervjuer var medfastighetsförvaltare från olika företag och tre med projektörer, alla med kunskap och erfarenhet inom ROT-projektering. Med hjälp av intervjuer samlades uppfattningar och upplevelser in om hantering av byggnadsinformation samt kommunikation mellan förvaltare och projektörer. Det harpresenterats i form av diagram och citat som kartlägger respondenternas uppfattningar.Resultatet visade ett varierat arbetssätt med relationshandlingar i ROT-projekt. Arbetssättet som användes visade sig ha ett samband med hur digitaliserat företaget är.Samtliga förvaltare angav att de ser en framtid i att arbeta med digitala 3D-modeller,däremot har de kommit olika långt i sin utveckling dit. Analys av resultaten visade attfastighetsförvaltare kan kategoriseras i tre olika digitaliseringsnivåer baserat på deras arbetssätt. Tre av fyra förvaltare uttryckte att det finns informations- ochkommunikationsbrister i ROT-projektering, varav orsaken mellan de varierar. Svaren tyder på att problemen är projektspecifika och att orsaken kan grunda sig i olika aspekter, men det beror till största del av informationsförluster och att informationen är felaktig. I intervjuerna identifierades den mest kritiska aktören, enligt förvaltarna, till ventilation, värme och sanitet (VVS). Kompletterande intervjuer utfördes för att ta del av deras perspektiv. Utifrån intervjusvaren utfördes en fallstudie för att undersöka hur informationshantering kan optimeras. Det gjordes med hjälp av visuell programmering i samarbete med företaget Zynka BIM. Resultatet visade att BIM-projektering, i enlighet med fallstudien, gick att utföra med samtliga undersökta förvaltares arbetssätt.
