Cities : a critical factor of regional development ? New economic geography presents cities as « a driving force behind economic growth ». The land use becomes a critical factor of economic growth due to agglomeration economies that minimize transactions cost. Academic literature focuses on two main topics which are, on one hand, « urban development » and factors of its efficiency and, on the other hand, « socio-spatial divisions ». So, this article deals with the two main questions raised by this economic geography literature : (1) does this thesis explain actual mechanisms and orientations of territorial development ?
