Distribución espacial de vacíos urbanos en México

This paper's objective is to analyze the spatial distribution of urban voids and leave a precedent for its future potential for the renewal of cities in Mexico. Geographical methods of spatial remote sensing and Geographic Information Systems (GIS) were used. Some results from geostatistical processes, were obtained from the manual digitization of 173,900 urban voids in the 32 federal entities of the country. Among the main findings, it was found that the farther away from the city center, the number of urban voids increases but also their surface; Furthermore, its spatial distribution warns that cities are fracturing to the outside, creating voids or larger holes in the periphery. Likewise, of the five types of urban voids, 54.46% are vacant lots (111,869); the kind of infrastructure in disuse occupies the length of a surface with 33.61% supposing a bad planning and ordering of the economic activities in the cities of the country. To conclude, revitalizing the city is essential before doing a management, administration and management based on an efficient regulatory frame, is a requirement the design, planning, ordering and spatial organization for optimal use of urban land. Consequently, the planning tasks suggests a differentiated treatment of the center and the periphery based on a redefinition of urban containment measures in Mexico. El objetivo del trabajo es analizar la distribución espacial de los vacíos urbanos y dejar un antecedente de su futuro potencial para la renovación de las ciudades en México. Para ello se emplearon métodos geográficos de teledetección espacial y Sistemas de Información Geográfica (SIG). A partir de procesos geoestadísticos se obtuvieron algunos resultados producto de la digitalización manual de 173,900 vacíos urbanos en las 32 entidades federativas del país. Entre los principales hallazgos se encontró que a mayor distancia del centro de ciudad hay un incremento en la cantidad de vacíos urbanos y su superficie; además, la distribución espacial advierte que las ciudades que se van fracturando en el exterior crean vacíos o huecos más grandes en la periferia. Dentro de los cinco tipos de vacíos urbanos el 54.46% son lotes baldíos (111,869), y el tipo de infraestructura en desuso ocupa la mayor superficie con el 33.61%. Esto supone una mala planificación y ordenación de las actividades económicas en las ciudades del país. Como consecuencia, las labores de planeamiento sugieren un trato diferenciado del centro y la periferia a partir de una redefinición de las medidas de contención urbana en México. En conclusión, para revitalizar la ciudad es fundamental hacer un buen manejo de la administración con base en un marco normativo eficiente. Asimismo, resulta un requisito hacer el diseño, la planificación, la ordenación y la organización espacial para un uso óptimo del suelo urbano
