The refurbishment Process : From a sustainable and energy efficient point of view

Purpose: Until year 2050 the energy consumption in Swedish buildings should be reduced by 50 %. New construction rate during the past 20 years has been around one percent of the total volume of apartments. Therefore it is important to preserve and take care of the existing buildings. Major energy savings can be made, but the contractors and property owners must aim for the same goal. The new buildings has many rules and instructions how they should be built to achieve sustainability, but it is just a few for the existing buildings. Changes in the process between the parts in the industry needs. The goal is to develop the refurbishment process between construction companies and property owners. Method: In the report has two different methods been used. A literature study that compiles previous research. Interviews to find out how property owners think around sustainable construction and how they renovate their buildings today. The report is based on the following questions: •How can the choice of renovation principles affect sustainable building? •How do property owners and construction companies proceed with renovations? •How can the refurbishment process proceed so the choice of renovation go towards a sustainability?Findings: It is difficult to achieve a cooperation between construction and property companies when they do not always have the same goal. The entrepreneurs find it difficult to influence the refurbishment process because the ability to be involved in the early stages is small. Once a contract has been made, it is difficult to change and add energy-efficiency improvement. Knowledge exchange is seen as positive among people in the industry. They have the knowledge and the property owners know what kind of renovation their building needs. To get the existing buildings more energy-efficient and sustainable more cooperation is needed. Property owners have the primary responsibility to bring the question forward, but money is the major problem that sustainable renovations occurs rarely. Implications: The knowledge exchange requires in order to reduce the construction industry energy consumption. It is also important for property companies to create clear specifications when they want to renovate their buildings. Choosing renovation measures with care so that the building's qualities assures and energy consumption reduces. If the buildings most critical part has been renovated before more focus can be made on energy efficiency renovations. It could be a great advantage if property owners assist each other with positive and negative experiences around the refurbishment question. Limitations: The report does not deal with how sustainable renovation measures work, instead it explains how they can be done and how to apply those more often. The study is aimed at renovation of Swedish apartment buildings and property companies cooperation with entrepreneurs. The main results of the report can be used for the refurbishment process in Sweden. Some conclusions are more aimed after Jonkoping’s housing shortage, because the demanding of building standard are not sufficiently there. Frågeställningarna rapporten bygger på är följande: x Hur kan val av renoveringsprinciper påverka ett långsiktigt hållbart byggande? x Hur går fastighetsägare och byggnadsföretag tillväga med renovering? x På vilket sätt kan renoveringsprocessen gå till för att valet av renovering ska blir inriktat mot ett hållbart byggande? Resultat: Samarbete mellan byggföretag och fastighetsbolag är svårt att nå när de inte alltid strävar efter samma mål. Entreprenörerna finner svårigheter i att kunna påverka på grund av att de inte är med i tidigt skede av renoveringsprocessen. När en upphandling har skett är det svårt att ändra och lägga till energibesparingsåtgärder. Kunskapsutbyte ses som positivt mellan människor i branschen, kunskap finns och fastighetsägare vet vilka åtgärder deras flerbostadshus behöver. Samarbete behövs för att byggbeståndet ska bli mer hållbart och energieffektivt. Fastighetsägare har huvudansvaret att driva frågan framåt men ekonomin är boven till att hållbara renoveringar inte utförs. Konsekvenser: För att kunna minska mängden använd energi inom byggbranschen krävs det att kunskapsutbyte sker mellan fastighetsägare och entreprenör. Att välja renoveringsåtgärder med omsorg så att byggnadens kvalitet säkras samt att energianvändningen minskar är en viktig faktor. Om fastighetsbolagen har renoverat de kritiska delarna kan de rikta större fokus mot energieffektiviseringsåtgärder. Det hade också varit till stor fördel om fastighetsägare kunde bistå varandra med positiva och negativa erfarenheter kring frågan. Begränsningar: Rapporten tar inte upp hur hållbara renoveringsåtgärder går till utan vad som kan göras och hur det kan tillämpas oftare. Studien riktar sig mot renovering av svenska flerbostadshus och fastighetsbolags samarbete med entreprenörer. Rapportens resultat begränsas till viss del mot byggnader i Jönköpings kommun. Bostadsbristen i Jönköping skapar liten konkurrens av hyresgäster och därmed ställs inte tillräckligt höga krav på standard.
