Construction qualification through the application of artificial intelligence algorithms using photographs of facades.

Con este trabajo se desarrolló un proceso metodológico para identificar los mejores algoritmos de Inteligencia Artificial (IA) que permitan predecir el puntaje de las construcciones de los predios ubicados en la UPZ 65 Arborizadora. La base de datos empleada contiene atributos de tipo numérico y una variable asociada a la fotografía de la fachada de cada construcción. Con el objeto de determinar el aporte de esta última, los resultados se compararon con los obtenidos en una base de datos idéntica sin incluir las fotografías. Es importante mencionar que es necesario que este puntaje se encuentre actualizado ya que sirve como base para realizar el cálculo del avalúo catastral, y la liquidación del Impuesto Predial Unificado (IPU). Así se garantiza que las características físicas actuales del inmueble estén acordes con el valor liquidado por concepto del IPU.In this work, a methodological process was developed to identify the best Artificial Intelligence (AI) algorithms that allow predicting the construction's score of the properties located in UPZ 65 Arborizadora. The database used contains numeric attributes and a variable associated with the facades buildings photograph. In order to determine the latter's contribution, the results were compared with those obtained in an identical database without photographs. It is important to mention that it's necessary for this score to be updated as it serves as the basis for calculating the cadastral appraisal, and the settlement of the Unified Property Tax (IPU). This ensures that the current physical characteristics of the property are in accordance with the liquidated value for the IPU
