A View of Condominium Management in Japan from Organization Theory

This paper reviews the management of condominium in Japan from the standpoint of not law but organization theory. Firstly, based on the definition of exclusive elements and common elements, we attempt to interpret the relationship between them especially regarding ordinary maintenance. Secondly, based on the definitions of common elements, partial common elements, and common elements of housing complexes, we interpret the relationship between exclusive and those common elements respectively as well. Thirdly, we regard condominium reconstructions as extraordinary projects for unit owners/owners of buildings in housing complexes and compare processes for agreement formation among several cases of reconstruction projects successful. According to the comparison, we point out some similarities among those cases: e.g., on the one hand the specific permanent team with sense of community (necessary condition), and on the other hand the enthusiastic agent with entrepreneurship from the team who plays his/her leading role (sufficient condition)
