The aim of the thesis is to evaluate a real estate investment project and assess the potential of the certain residential building based on the analysis of the current market situation and factors affecting the market. The practical part includes cash flow estimation and descries factors leaded to certain estimations. Furthermore, this thesis compares different methods of project financing using the criteria of economic efficiency that are based on discounted cash flow. Significant risks are described and valuated using sensitivity analysis.
