Property Valuation Accuracy

The aim of this thesis is to theoretically define the metrics of valuation accuracy and subsequent analytical evaluation of market valuation accuracy in various segments of the real estate market. The diploma thesis is systematically divided into several chapters. The introductory part is focused on the definition of basic concepts with market valuation. The real estate market is therefore named here, and the legislation relating to real estate valuation is listed. The next section describes the market valuation methods and specifies the market valuation. specific effects on the market value of real estate are presented here. In the practical part, attention is focused on market valuation in various segments of the real estate market. Four areas are defined here, which are Olomouc, Prostějov, Vyškov and Kroměříž. Real estate, such as family houses, apartments, and garages, is monitored in these markets. Finally, market valuation is evaluated using accuracy metrics. In the end, the information is evaluated
