In the face of the deplorable state of buildings across the various tertiary institutions in Nigeria, the need to deploy appropriate maintenance management strategy cannot be overemphasized. However, sourcing decision for maintenance services remains a tough one for decision makers as different sourcing option suit different scenario. This study examines maintenance management sourcing strategy used in tertiary institutions and investigates the extent to which the physical and functional conditions of buildings are determined by the choice of maintenance strategy.
