This thesis deals with the study of residential dynamics. The work is mainly turned toward the study of the emergence of socio-spatial segregation from individual behaviors. The approach used lies on tools from statistical physics an agent-based modelling. First, an archetype for the explanation of segregation as the result of individual decisions, the Schelling segregation model, is analysed via methods borrowed from statistical physics. The relevant point of this model is in the emergence of segregative patterns that are not the direct translation of the individual preferences.
