Pengaruh Operating Capacity, Kepemilikan Asing, Leverage dan Sales Growth Terhadap Financial Distress Perusahaan Property & Real Estate di Indonesia

This study aims to determine the effect of operating capacity, foreign ownership, leverage, and sales growth on the financial distress of property and real estate companies in Indonesia for the 2017-2019 periods. The sampling technique used was purposive sampling with a selected number of 53 companies. The number of samples used is 7 companies in the category of experiencing financial distress and 46 companies in the category of not experiencing financial distress. The results of research using logistic regression indicate that leverage as measured using the Debt Equity Ratio has a significant positive effect on financial distress. Operating capacity is calculated using total asset turnover, foreign ownership, and sales growth which negatively affect financial distress. Overall, the accuracy of the classification in this regression model in grouping the property and real estate sub-sector companies experiencing financial distress and companies that do not experience financial distress is 57.40%
