Change in the form of housing in the Czech Republic

The bachelor's thesis focuses on the development of owner-occupied housing, rental housing and cooperative housing in order to understand the change in the form of housing in the Czech Republic, which has been taking place since 1989. The development is analyzed from the 19th century to the present with emphasis on the most important events. In the context of modern history, the work focuses mainly on the influence of mortgage banks, building societies and rent deregulation. The key part of the thesis is the analysis of the current housing situation. Based on the analysis, model situations are created comparing rental housing to owner-occupied housing financed by a mortgage loan. The thesis contains recommendations that can potentionally improve housing affordability.Práce se zabývá vývojem bydlení vlastnického, nájemního a družstevního s cílem porozumět změně ve formě bydlení v ČR, která zde probíhá od roku 1989. Vývoj je analyzován od 19. století až po současnost a zaobírá se těmi nejvýznamnějšími udá-lostmi. V rámci novodobé historie se práce věnuje zejména vlivu hypotečních bank, stavebních spořitelen či deregulaci nájemného. Významnou roli sehrává též analýza současného stavu, z které následně vycházejí modelové situace porovnávající vý-hodnost nájemního bydlení s bydlením vlastnickým financovaným hypotečním úvěrem. Závěr práce obsahuje argumentačně podložené doporučení vedoucí ke zlepšení bytové dostupnosti
