The aim of my Diploma work was to research small Finnish suburb malls and the concept and selection of the services in them. Also the aim was to research the developing processes itself how to run the processes when renovating small suburb malls. The pilot project in my work was Northern suburb mall of Vuosaari in Helsinki which is a real project planned to be done in 2011-2012. The concept of the usage was supposed to be the services in right scale for each living area. The concept in balance between the services of the market and the social services of the city, together with the third sector activities. Also I was looking after are there any parts which are easy to copy to all of the small suburb malls in there. The development projects of the small suburb malls have been demanding and full of difficulties. In most of them there have been difficulties to keep the timetable. People have been complaining about them already when the city planning work has been on the process. In some cases inhabitants of the area have been complaining; in some cases the companies who are renting/own spaces in the mall have been doing it. Sometimes the owners of the mall haven't found the harmony how to renovate and renew the mall. My aim was to try to find tools for the developers and for the authority of the city planning section how to run these kinds of processes to gain the goal on time and do the work in best possible way if we think about the users of the building and the customers of it. I was using interviews, excursions to the projects which were good examples for my work. Especially r was concentrating to see and know how social sector of the city is arranging the services in different cases. Added with the traditional way of working in this kind of processes as an architect: lots of sketches, different choices how to arrange the usage of the site, concepts how to arrange the traffic and the streets; counting of the square meters and parking lots. A great help in my work comes from all of these years I have been working as an architect, I have been using the talent of thinking in creative way. The main skill for all of the architects. The result of the work was that we found many small parts for the process how to keep the timetable, the budget and tools how to work with the people and the users in this kind of projects. We found a suitable concept for small suburb malls which is easy to copy also for the other similar projects. Also I created an example plan of the suburb mall kind of an architect's vision for the design of the case. During the process I got dozens of other ideas also, 'how to solve the problems and how to design the case. This so called "Mappi Ö" is interesting. It could be interesting to use also this material somehow, if not in this project, then in some other projects similar to this one. It was worth to do the work. We collected a series of tools how to run this kind of process. The inhabitants of the area and the users of the building took this work in positive way. It helped a lot to do the work. We did not gain everything; we couldn't keep the timetable because of the complaints for the city plan. The facades of the building were one part of cultural preserve of the area in the city plan, which were not allowed to change. The whole area is a cultural preserve; it is a typical suburb area of 1960'S. One of the owner's complaints about it. Just now, there are going on negotiations how to find the best possible compromise how to preserve the building. One solution is that only the main parts of the facades will be preserved and the city of Helsinki will allow some parts of the facades to be changed, to help developing the usage of the building.Diplomityöni tarkoituksena oli tutkia suomalaisten pienten lähiöostoskeskusten lähipalveluiden käytön konseptia ja palvelutarjontaa, sekä lähipalvelukeskusten kehittämishankkeita prosessina. Esimerkkikohteenani oli toteutuva ostoskeskuksen kehittämishanke, Vuosaaren pohjoinen ostoskeskus Helsingissä. Käytön konseptiksi oli tavoitteena löytää oikein painotetut, kullekin alueelle oikeassa mittakaavassa toteutetut palvelut, joissa yhdistyvät kaupan ja kaupungin palvelut, sekä kolmannen sektorin ns. "matalan kynnyksen" toiminta. Samalla tutkin myös, mitä monistettavaa on mahdollista löytää käytön konsepteihin, kaikissa pienissä lähiöostoskeskuksissa. Pienten ostoskeskusten kehittämishankkeet ovat olleet haastavia. Aikatauluissa ei ole pysytty, hankkeista on valitettu runsaasti, kohteissa toimivat yrittäjät eivät useinkaan ole päässeet yhteisymmärrykseen suita, millä tavalla kohdetta tulisi kehittää. Tavoitteena oli löytää uusia työkaluja hankekehittäjille ja kaupungin virkamiehille, jotta pienten ostoskeskusten kehittämishankkeet saataisiin etenemään ripeämmin ja toteutumaan rakennuksessa toimivien yrittäjien ja toimijoiden, sekä asiakkaiden kannalta kohtuullisessa aikataulussa ja oikealla tavalla. Tutkimusmenetelminä käytin haastatteluita, tutustumiskäyntejä sosiaalitoimen kohteisiin, sekä arkkitehtien perinteisesti käyttämiä menetelmiä: paljon luonnospiirustuksia, rakennusmassoittelua, laajuuslaskelmia, liikenteen sovittamista kaaviotasolla, sekä omaa ammattivuosien myötä terävöitynyttä kykyäni luovaan ajatteluun. Tutkimustyön tuloksena löysimme useita pieniä parannuksia hankekehitysprosessiin, koskien mm. aikataulutusta ja budjetointia, sekä sidosryhmätyöskentelyä. Löysimme sopivan käytön konseptin, jota on mahdollista osittain monistaa myös muihin vastaaviin kohteisiin. Tuloksena syntyi myös esimerkkisuunnitelma Vuosaaren pohjoisen ostoskeskuksen kehittämiseksi, arkkitehdin visio, joka ei toteutunut lopullisessa suunnitelmassa. Prosessin kuluessa syntyi myös paljon erilaisia vaihtoehtoisia suunnitelmia ja idean jyväsiä, jotka jäivät mappi Ö:hön. Mappi Ö jäi askarruttamaan, nuokin ajatukset olisi pitänyt saada jollakin tavalla käyttöön, jos ei juuri pilottikohteessamme, ehkä jossakin toisessa vastaavassa hankkeessa. Työ kannatti tehdä, sen kautta saimme kerättyä sidosryhmätarpeita hankkeen toteutusta varten, sekä löysimme uusia tapoja toimia kehittämisprosessin kuluessa. Alueen toimijat ja asukkaat suhtautuivat hankkeeseen positiivisesti, joka omalta osaltaan loi hyvää henkeä, edistäen työn sujumista. Aina ei kaikkia tavoitteita saavuteta, aikataulu venyi jälleen kaavavalitusten johdosta. Ostoskeskuksen julkisivut päätettiin kaavassa suojella, julkisivujen suojelusta valitettiin. Parhaillaan haetaan suojelun osalta hyvää kompromissia, joka tyydyttäisi yrittäjiä. Mahdollisesti vain julkisivujen oleelliset osat suojellaan, mutta joitakin osia sallitaan purettavaksi. lama helpottaa mm. päivittäistavarakaupan tilojen uudelleenjärjestelyä ja laajentamista pilottikohteessamme
