Many companies have realized that the valuation of their investments is becoming more important in relation to their success. Therefore, more management effort is put in the financial and strategic analysis of investments. Currently, the traditional analytical methods - Net Present Value and Discounted Cash Flow modifications - are the most commonly used quantitative analytical methods. However, the traditional analytical methods do not take into account uncertainty and flexibility that may be embedded into an investment. If the investment is risky and has a long timeframe, the traditional analytical methods do not evaluate it realistically. Therefore, more sophisticated analytical methods have been developed and taken into practical use. This thesis introduces the most common quantitative analytical methods and evaluates their applicability to investment valuation context. A recommendation of an appropriate methodology for the pharmaceutical case company is made. An important part of the thesis is the development of the valuation process in the case company, using the recommended quantitative analytical methods for valuing drug development projects. The recommended valuation methodology is a combination of real options analysis and decision tree analysis. The hybrid model combines the best features of both of the methods. Decision trees are used to illustrate the decision situation of the investment and to incorporate technical risks while the real option analysis is used to incorporate market uncertainties and managerial flexibility in the valuation. The hybrid model has three obvious advantages compared to the traditional analytical methods. First, it takes into account technical risks of the investment. For example drug development projects face extensive uncertainties about the functionality of drugs. Second, market uncertainties are also taken into account. There is no clear vision on future, so nobody can forecast future markets with precision. Therefore, these uncertainties should be included in the investment value. Third, managerial activities are quantified in the hybrid model. If an investment seems to be unprofitable, it should be abandoned. However, traditional methods cannot include this managerial flexibility in investment valuation, while the hybrid model can.Useat yritykset ovat huomanneet, että investointien arviointi on yhä tärkeämpää menestyksen kannalta. Sen takia investointien taloudelliseen ja strategiseen analyysiin on kiinnitetty enemmän huomiota yritysten johdossa. Suositeltu arviointimenetelmä on yhdistelmä reaalioptioanalyysiä ja päätöspuuanalyysiä. Yhdistetty malli yhdistää molempien menetelmien parhaat puolet. Päätöspuita käytetään sekä investoinnin päätöstilanteen havainnollistamiseen että teknisten riskien ottamiseen huomioon, kun taas reaalioptioanalyysiä käytetään markkinaepävarmuuksien ja päätöksenteon joustavuuden ottamiseen huomioon. Yhdistetyllä mallilla on kolme selvää etua perinteisiin analyysimenetelmiin verrattuna. Ensimmäiseksi, se ottaa huomioon arvioinnissa investoinnin tekniset riskit.
