ABSTRACT Among all different phases of building lifecycle, the operation & maintenance is the phase in which the project owner need to spend maximum in terms project time & cost. Facility Management (FM) thus becomes an integral and very important part for any organization of real estate sector, health care sector, education sector and hospitality sector. If the new technology like Building Information Modeling (BIM) is used for such work, it can improve the efficiency of this function. Thus this study is an attempt to identify the Key Performance Indicators (KPI)s that affects the usage of BIM as a FM tool and also to develop a process framework which would act as guide for the users interested in using BIM as FM tool.
