Comparison of Czech and American mortgage market

The aim of the submitted bachelor thesis is to provide comparison of two different mortgage markets. I would like outline the main causes leading to the subprime mortgage crisis and point out certain similarities in the development on the Czech mortgage market. The first part is dedicated to defining the basic structure of mortgage loan and identifiying its most important parameters. The following part outlines the most common ways in which banks finance mortgages and how they can influence the mortgage market. The core part of the thesis is dediceted to the events forming American mortgage market and leading to the subprime mortgage crisis. Last part defines the rebirth of Czech mortgage market and its rapid development. Particulary my aim is to point out certain similarities in its recent development but also emphasize that the Czech banking sector can be considered quite sound because of the more conservative approach of Czech banks towards risk
