This paper is a preliminary study on rationalising green office building investments in Malaysia. The aim of this paper is attempt to introduce the application of Rasch measurement model analysis to determine the validity and reliability of each construct in the questionnaire. In achieving this objective, a questionnaire survey was developed consists of 6 sections and a total of 106 responses were received from various investors who own and lease office buildings in Kuala Lumpur. The Rasch Measurement analysis is used to measure the quality control of item constructs in the instrument by measuring the specific objectivity within the same dimension, to reduce ambiguous measures, and a realistic estimation of precision and implicit quality.
