PENGARUH JARINGAN JALAN DAN GUNA LAHAN TERHADAP HARGA LAHAN DI KAWASAN PERKOTAAN YOGYAKARTA

Since early 19th Century, various theories about land price had sprung up, start of David Ricardo, Von Thunen, Roger Ratcliff, William Alonso, to Brian J. Berry. Among them, Berry was the one that specifically states that other than location factor, land price is also defined by presence of roads intersection, especially radial road and ring road. That is why this theory is best suited to The Greater Yogyakarta condition, which has ring road. Principally, an increase in the accessibility of an area (in this case, for example, the road construction or extension) will be followed by an increase in land price on that area. This research was conducted to explain the influence of road network to change of land price in an urban area. As for methods, this research uses deductive-quantitative-descriptive. Its population are lands in The Greater Yogyakarta area. As for samples, this research uses 44 lands� data. This research concludes that land price of The Greater Yogyakarta is composed by these factors: distance from Malioboro as CBD, road�s width, road�s function, and dominant land use on that area. This research also produces formulation of land price model for The Greater Yogyakarta area from road network variable and land use variable
