FAKTOR � FAKTOR YANG MENENTUKAN PEMBENTUKAN POLA KOMPLEK PERUMAHAN DI KABUPATEN SLEMAN

Sleman as part of territory of Yogyakarta Province has an attraction as a place to live. The Sleman Regency which surrounded the campus and close to the seat of Government being able to attract people's interest to settle here. This makes local Governments and developers trying to meet those needs. Unfortunately, the high growth of the housing in Sleman Regency does not pay attention to the factors that may affect the formation of the housing�s pattern. This was the basis of the research that has been done. This research aims to identify the pattern of existing housing complex in Sleman and identify the factors that influence the formation of the housing�s pattern. The research�s method that is used in this thesis is deductive method with the approach of the study and the data elaborated by descriptive-qualitative. The unit of observation in this research is housing pattern with minimum quantity is 50 houses. The data collected by interviewing the citizen who inhabited those houses, developer and other people. The unit of analysis in this research is the housing that is formed in a region so as to formulate the factors that can affect its formation. The data collected in the form of the results of an analysis of the field, an interview with the indigenous population who living there and developers who build the houses then made the conclusion of the results and described them. The data which are collected from the results of observation and took the data on the court processed one by one. The data of this research are the tendency of a factor that forms the pattern of housing which was smaller to be a sub pattern-forming factor of houses in Sleman Regency. Thus sub-factor putted into smaller and would be the determinant�s factors which are affected the formation pattern of housing in Sleman Regency. The results that collected from this research are percentage of pattern of grid housing is about 93.5% and percentage of pattern of linier housing is about 6.49%. The other pattern which appears is cul de sac housing about 0.65%. Pattern of cul de sac housing is not dominant factor in the houses and only smaller part in that pattern of grid housing. Pattern of grid housing is founded in sub-district of Depok, Ngaglik and Ngemplak whereas pattern of linier housing is founded in sub-district of Godean and Brebah. The factors which determine the formation pattern of housing are the factors which are related to the tilt of the slopes, type of land, landform, and land area, type of housing units, the housing block arrangement, internal, external circulation and regulation of local government. The results of the data on the court are collected from those factors the summarized become a major determiner�s factor of formation pattern of housing in Sleman Regency in the form of type of land, land area, and the forms of land and external circulation. Another unique in this research is the tilt of land that is steepish until steepest only can uses the grid houses. Beside that, linier houses in Sleman Regency use the type of rice field�s land and categorize in new construction (above 2006) which apply the rules of Government of Sleman Regency
