ANALISIS POLA NILAI TANAH DI KECAMATAN PURBALINGGA, KABUPATEN PURBALINGGA, PROVINSI JAWA TENGAH

Land is a limited resource. Along with the increase of human population, the amount of land that will never increase causes land values continue to rise. In addition, land values may also be influenced by other factors. The operation of Guntur Darjono Stadium in Purbalingga Sub district, Purbalingga District, Central Java in 2009 is expected to change land value pattern in this area. This study aims to analyze changes and to find factors affecting the land value. The number of land transaction used in this study is 108 land transaction data from 2007 to 2010 and then divided into two groups of data, data before stadion operated (2007 and 2008) and data after stadion operated (2009 and 2010). After the data were corrected, both data were plotted into purbalingga district map using ArcGIS 9.3. the data then, were processed to generate land value pattern map before and after the operation of the stadium. Then from both map, it was measured and determined the factors that affect to land value, namely land area, distance to the main road, and the distance to the stadium. By using multiple regression analysis, these factors were analyzed in order to determine its effect on land values. After comparing and analyzing both of land values patterns map for each group of data, it was concluded that the operation of the stadium affect the value of it�s surrounding land which cause the changes of land value pattern. However equation models resulted from multiple regression analysis can not be used because the coefficient of determination is too low
