The purpose of this research is to analyze determinants of (positive) deviation between auction price and reserve price of mortgage auction in KPKNL Medan. The object in this research is real property such as land with or without building. The variables used are number of bidders in mortgage auction, distance between real property and down town/central business district, width of road in front of the real property, and dummy variable that is types of real property. Data that used in this research are from 40 samples of real property mortgage auction in KPKNL Medan from January 2011 until December 2012. The sample size of the research is 68 auction minutes.
