This bachelor thesis deals with a link between house prices and mortgage loans in the Czech republic between years 2004-2017. Default theoretical concept is financial instability hypothesis by Hyman Minsky and his concept of ultra-speculative financing. Main hypothesis defined as positive impact of house prices on volume of new mortgage loans was confirmed by econometric model and shows that 1% increase in total index of house prices leads to 0,03% increase in volume of new mortgage loans.
