The main definitions of the concepts of “market” and “social” affordability of housing are proposed in the article. Particular attention is paid to the consideration of modern methods of assessing the affordability of residential real estate, described in domestic and foreign literature, and in the official documents. Comparative characteristics of the existing methods, calculations and analysis of the housing affordability coefficient in the regional context on the example of the Krasnoyarsk territory are provided.
