Accès au logement et intégration à la ville : les grands ensembles immobiliers de la périphérie de Mexico

International audienceThe standardization of the neoliberal city's modes of production has favoured the emergence of similar urban forms throughout the world. The objective of this communication is to understand the socio-spatial changes transforming the peripheral residential areas of the Mexico City metropolitan area, following the recent emergence of a real estate offer of housing for the lower middle classes (referring here to a heterogeneous group of economically fragile populations, but with sufficient income to enable them to access credit). Between social housing and prestigious real estate, the development of these residential complexes contributes significantly to reconfiguring the process of contemporary urban production and recomposing the forms of social division of space.The first mass real estate transactions are now about twenty years old in Mexico City: this temporal perspective makes it possible to understand the diversity of local configurations and arrangements, between developers, public authorities and inhabitants, around the processes of settlement and consolidation of these "city pieces". The question of the integration of this housing stock arises at different scales, from the local environment to the metropolitan scale, and from different angles: from the point of view of spatial planning, in technical and political terms, but also and above all from the social angle. In particular, the actors involved in this production will be presented: public authorities, promoters, banks and credit institutions.First, the presentation of the renewed context of this real estate production will make it possible to understand recent transformations in the urban periphery. Second, we will highlight the residential strategies that led to the settlement of these peripheries, based on three case studies. Thirdly, we will discuss the question of integration into the city by highlighting the heterogeneity of residential complexes, in terms of social composition, management of urban services and relations with institutional actors and evolutionary trajectories
