Research of factors which influence prices of vilnius city aparments

63 pages, 21 pictures, 50 references. The main purpose of this research is to determine factors, which influence Vilnius city square meter apartment prices and the scale of this influence. Research can be applied by real estate market participants then making better decisions in buying, selling this kind of asset also then attending as an intermediary during these transactions mentioned. The base for the research was established by determining properties, that are specific to real estate and it‘s markets, also by analyzing factors that influence real estate prices on Vilnius city and other markets. After the completion of analysis mentioned, quantitative descriptive research was implemented. It revealed that, prices of Vilnius economical class apartments are very little related with constructions of new apartments and conditions of mortgage market. It also revealed, that square meter prices of these flats are significantly influenced by apartment size, location, age, construction type and seller activity in real estate market. The most important factors (if compared with listed above) are location and size. It was found, that further researches of this subject could be improved by collecting better quality and more accurate data of apartment conditions and infrastructure (surroundings). Research was grounded by applying quantitative descriptive research method. Online content analysis, indirect observation, correlative-regressive analyses were also applied during the research
