Real estate valuation in Mexico is regulated by the Sociedad Hipotecaria Federal (Federal Mortgage Society), who provides a quantitative model for valuing real estate, through the following methods: Market, Physical, or Income Capitalization. This quantitative model does not consider prospective qualitative data that impact the territory. Therefore, considering that the city is the synthesis of achievements and dreams, and nowadays the process of creating the city are rammed by the free market practices; in this perspective, the article shows the need to rethink the current model of property considering other disciplines, as a one structure.
