Township of River Vale, Bergen County, New Jersey: Proposed master plan

The purpose of this report is to set forth a plan for the physical growth and development of the Township of River Vale; that is, a plan which includes such matters as the location of future residential areas, streets, parks, schools and other physical features over which the community has control. To assure the most appropriate and feasible plan, all relevant information about the community and its environs was gathered and analyzed. Much of that information is presented herein. Traffic data, tax information, analysis of flooding possibilities, and mapping of all existing uses of land comprise some of the information that had to be gathered before realistic plans could be drawn. An important additional source of information was a survey of River Vale residents. A questionnaire asking where people work and shop, what facilities they felt River Vale needs, how they felt regarding various kinds of new land uses for the community, and other questions was circulated by the Planning Board. The results of this survey was of invaluable aid both in the factual analysis and in the outlining of community objectives. On the basis of the community survey and all other data, the Planning Board reached decisions as to what kind of a community River Vale ought to become as it develops. These goals form the basis for the plan. The extent to which the plan fulfills River Vale's goals as expressed by the Planning Board is the measure of the plan
