Studies of existing conditions, part I of a revised master plan for the City of Hackensack, New Jersey

This report contains studies of existing land use with text and map descriptions and analysis of existing land use acreage by existing zoning districts. The major construction activity which has been taking place in the City is high-rise apartments. Vacant developable land in the City is in short supply. A housing analysis and neighborhood analysis indicate that 2 out of 3 housing units in the City are renter occupied and that further residential construction will be of the multifamily type. An analysis of traffic and circulation indicates a need for improvement of certain streets and key intersections. An analysis of municipal facilities indicates a shortage of park and recreation space. The population analysis indicates a decreasing number of persons per housing unit and significant growth of the 15-24 and over 55 age groups. The present population is approximately 40,000 persons. An economic analysis indicates that the City's Central Business District has been affected by the regional shopping centers. A review of current planning activities by other agencies with projects which will affect the City of Hackensack indicates a need for close coordination.The preparation of this report was financed in part through an urban planning grant from the Department of Housing and Urban Development, under the provisions of Section 701 of the Housing Act of 1954, as amended.
