Study of pathological manifestations in dwellings of interest Social construction in masonry of ceramic blocks - Case study Bairro Shopping Park in Uberlândia-MG

Pathological problems in civil construction affect pratically most of the social housing projects. The large housing deficit for the low-income population, up to 3 minimun wages, around 6,27 million, leads to housing programs, which aim to build in large quantities and in a short time, poorly executed constructions vices and with numerous pathologies. This research, using an on-site survey, aimed at identifying the most frequent pathologies in a housing project in the neighborhood of Shopping Park in Uberlandia-MG. The bibliographic review presents several considerations on Social Interest Housing, cites housing policies in Brazil for some decades, showing the differences between housing programs, their objectives and their results. Experiments are also cited in research on alternative construction methods such as the Technological Villages and the Experimental Sites, which are important tools for the development of new construction processes. The methodology, in this work, consists of theoretical research on the subject and the preparation of the survey of the pathological manifestations throught Pos-Occupational Assessment (POE), and tabulation of the results of field research, analyzing the interrelationship between the pathologies, the performance of the constructors, the which proved to the unsatisfactory.Dissertação (Mestrado)Os problemas patológicos na construção civil afetam de forma considerável praticamente a maioria dos empreendimentos de Habitação de Interesse Social. O grande déficit de moradias para a população de baixa renda, até 3 salários mínimos, em torno de 6,27 milhões, leva aos programas habitacionais, que visam construir em grande quantidade e em curto espaço de tempo, construções mal executadas, com vícios construtivos e com inúmeras patologias. Esse trabalho de pesquisa, utilizando vistoria “in loco”, visou identificar as mais frequentes patologias em um empreendimento habitacional no bairro Shopping Park em Uberlândia-MG. A revisão bibliográfica apresenta várias considerações sobre Habitação de Interesse Social, cita as políticas habitacionais no Brasil durante algumas décadas, mostrando as diferenças entre os programas habitacionais, seus objetivos e seus resultados. Também são citadas experiências em pesquisas sobre métodos alternativos de construção como as Vilas Tecnológicas e os Canteiros Experimentais, que são instrumentos importantes para o desenvolvimento de novos processos construtivos. A metodologia, neste trabalho, consiste em pesquisa teórica sobre o tema e a elaboração do levantamento das manifestações patológicas de uma Avaliação Pós-Ocupação (APO), tabulação dos resultados da pesquisa em campo, analisando a inter-relação entre as patologias, o desempenho das construtoras, o qual mostrou que não foi satisfatório
