PENGARUH STRUKTUR MODAL TERHADAP NILAI PERUSAHAAN YANG DIMEDIASI OLEH PROFITABILITAS PADA PERUSAHAAN PROPERTI DAN REAL ESTATE YANG TERDAFTAR DI BURSA EFEK INDONESIA TAHUN 2014 - 2017

Maximizing company value is same as maximizing stockholder’s wealth as well as it is company’s main goal. This research is aimed to find out how much the ability of profitability (proxied by Return On Equity) in mediating the influence of capital structure (proxied by Debt To Equity Ratio) on company value (proxied by Tobin’s Q). The populations in this research are all companies in property sector registered in Indonesian Stock Exchange period of 2014 - 2017. The method in sample determination used was purposive sampling method, with total of 10 sample companies. The research data was secondary data obtained from Indonesian Capital Market Directory in 2014 – 2017. Research hypothesis test used in this research was Path Analysis. The result of research showed that: (1) capital structure has positive and significant influence on profitability; 2) profitability has positive but not significant influence on company value; (3) capital structure has positive and significant influence on company value; (4) profitability has not been able to mediate the influence of capital structure on company value, because sample companies have not reached optimal point on debt level, so that the addition of debt proportion can increase profitability in order to reach higher company value
