The purpose of this study is to analyze the characteristics of land use changes and influential factors of development densities of commercial areas in the Seoul metropolitan area. For that, it carried out an analysis as follows ; First, this study generally analyzes characteristics of land use changes and development densities of commercial areas in Seoul from 2003 to 2010. Second, commercial areas in the Seoul metropolitan area are classified with characteristics of the development density through the portfolio analysis. Third, to propose management directions, this study finds out the influencing factors to change the development density through the PLS Regression Analysis.
