How to regenerate a former industrial area with a rich history and give it urban and social cohesion ? This is the challenge facing the Saint-Denis Plain. The Parisian overspill is making its mark here in the setting up of innovative activities, and the construction of housing, office buildings and amenities. One consequence of this is the rise in land and properly prices, with a subsequent widening of the socio-economic divide. The impoverishment of households, often of immigrant origin, confined to rundown housing blocks, is in stark contrast to the gentrification of entire, newly-constructed sectors. It could be argued that tensions between social exclusion and metropolitan integration should be considered when altering scale, as in the case of Greater Paris...Comment reconquérir un ancien territoire industriel chargé d'histoire et lui donner une cohérence urbaine et sociale ? Tel est le défi auquel est soumis la Plaine-Saint-Denis. Le débordement de la centralité parisienne y imprime sa marque par l'implantation d'activités novatrices, la construction de bureaux, de logements et d'équipements. Une des conséquences en est l'augmentation des prix du foncier et de l'immobilier avec, à la clé, une aggravation des écarts entre dynamiques économiques et sociales. A la paupérisation de ménages, souvent issus de l 'immigration et confinés dans des îlots précaires, s'oppose la gentrification de secteurs entiers, nouvellement construits. Sans doute, la résolution des tensions entre relégation sociale et intégration métropolitaine devrait-elle être envisagée en changeant d'échelle, par exemple en traitant la question au niveau du Grand Paris...Vieillard-Baron Hervé.
