Marketization is the orientation of urban land-use institution reform in the future, and land price is playing a more important role in the procession of the evolvement of urban land market. However, in China, the studies both on land price theories and demonstrations are on their start, and the studying depth and extent are not enough to satisfy the needs of urban land-use institution reform. Therefore, based on land price dynamic inspecting data, land transaction data, and land agreement sell data, spatial and temporal evolvement of Beijing residential land price is analyzed, and the impact of different transaction types are compared with GIS tools.
