Graduation thesis deals with the factor of age influence and maintenance of real estate on the value of the real estate. First part describes how age influence at real estate is generally defined and which methods are used to determine the reduced value of real estate due to its age and maintenance. Further on some Slovene and German legal acts and regulations regarding the evaluation of real estate and the method of age influence and maintenance evaluation on its value are described. Third part of the thesis presents the analysis of two- roomed apartments in Šiška district with the purpose of assessing especially the influence of age and maintenance of real estate on its value.
