The influence of age and maintenance of buildings and apartments on the value of apartments.

Graduation thesis deals with the factor of age influence and maintenance of real estate on the value of the real estate. First part describes how age influence at real estate is generally defined and which methods are used to determine the reduced value of real estate due to its age and maintenance. Further on some Slovene and German legal acts and regulations regarding the evaluation of real estate and the method of age influence and maintenance evaluation on its value are described. Third part of the thesis presents the analysis of two- roomed apartments in Šiška district with the purpose of assessing especially the influence of age and maintenance of real estate on its value. The purpose of analysis was to define – using comparable apartments and building and considering the same factors – the age of influence and maintenance of the building and apartment on the market value of the apartment. The conclusion of thesis presents and explains the results of the analysis
