This study attached the importance of using Factor Analysis, as an item analysis to test the validity and reliability of student evaluation instrument. Following the Factor Analysis procedures is to ensure that the respondents are able to focus on the questions and consequently provide valid and reliable responses. There is a need to ensure that the questions asked relate to the construct that you intend to measure. To demonstrate the usefulness of factor analysis as statistical technique for item reduction or instrument testing, data for the 2011/2012 academic year students ‟ evaluation was analysed. The significance of this study is that, the raw data was available for this study, while no statistical technique has been utilize for item analysis. The maximum likelihood method was used in computing the CFA through the Statistical Package for Social Sciences (SPSS) software. Factor analysis carried out confirmed the reduced multiple variables (19) of students ‟ appraisal instrument to a lesser number of underlying factors (4) without losing too much information. For instance, with regard to the students ‟ appraisal instrument, the result vividly revealed that, items q11 and q26 which has been placed under Attendance and Assignment/Quizzes respectively, was found suitably under Mode of delivery instead
