Addressing the pressing housing affordability issues that face housing markets across the US requires a detailed understanding of the determinants of market rent. This paper contributes to the literature on the determinants of apartment rents by investigating the effects of contractual obligations and neighborhood quality. Hedonic regression results demonstrate the significance of contractual variables and the insignificance of various measures of neighborhood quality and levels of public service provision. The effect of complex age on apartment rents is also found to be more nuanced than previous work suggests
